Pääsuunnittelijamme on tehnyt myös rakennusoikeuslaskelman rakennuslupaa varten. Ja tuo se vasta onkin mielenkiintoista…

Tonttimme pinta-ala on 1066 neliötä ja kaavassa mainittu et-luku on 0,20. Suomeksi sanottuna siis tontin pinta-ala kerrotaan tuolla et-luvulla, jolloin saadaan rakennusoikeudeksi 213,2 neliötä. Rakennusohjeissa (PDF) kerrotaan että tuon lisäksi tontille saa rakentaa autosuojan, jonka kerrosala on 10 % asuinkerrosalasta, 21,3 neliötä siis. Lisäksi tontille on rakennettava asuinkerrosalaan luettavaa erillistä varastotilaa vähintään 10 neliötä. Hyvä, aika selvää tähän asti.

Lämpöeristettyä asuinkerrosalaa rakennetaan 172 neliötä (koko alakerta ja yläkerran työhuone), sekä 9 neliön eristämätön viherhuone ja se 10 neliön ulkovarasto autotallin yhteyteen. Vilvoittelutilan ja autokatoksen seinistä yli 30 % on ”aukkoa”, joten ne ovat avonaisia rakennelmia, joita ei lueta rakennusoikeudelliseen kerrosalaan.

Ja nyt tämä menee mielenkiintoiseksi: Pelkän autotallin kerrosala on 33 neliötä, joka ylittää mainitun 10 % osuuden 11,7 neliöllä. Tuo ylimenevä osuus otetaan sitten rakennusoikeudesta. Eli kerrosalaa käytetään 172 + 9 + 10 + 11,7 = 202,7 neliötä.

Jotta tuokaan ei olisi vielä liian helppoa, niin yli 25 sentin paksuisesta seinästä lasketaan ylimenevä osuus ja sen saakin tällä kertaa vähentää käytetyistä neliöistä. Toisin sanoen, Tapania lainatakseni; Lämpöeristetyn kerrosalan seinäpaksuus on 304 mm, 54 mm yli 250 mm seinärakenteen. Rakennuksen kerrosalatasojen piiri on 59,7 m, jolloin sallittavaa rakennusoikeuden ylityspinta-alaa muodostuu 3,22 neliötä. Elikkä käytetyksi kerrosalaksi tulee meillä siis 202,7 – 3,22 = 199,5 neliötä.

Voisin lyödä vetoa, että tuon systeemin on keksinyt joku byrokraatti…

Eikä tässä edes käsitelty vielä huoneistoalaa tms., joten jos olet ostamassa 150 neliön taloa tai tonttia jossa sanotaan olevan 200 neliötä rakennusoikeutta, niin mietipä niitä neliöitä vielä toisenkin kerran :-)

Mitä tuo nyt sitten loppujen lopuksi tarkoittaa meidän kohdallamme? Käyttämättä jäävä rakennusoikeus on 213,2 – 199,5 eli 13,7 neliötä. Sillä ei rakenneta tulevaisuudessa elintasosiipeä talon ja autotallin väliin, kuten ensimmäisissä luonnoksissa näkyy. Eipä silti, tuskin sellaista olisimme koskaan rakentaneetkaan. Kaikkeen pitää vaan yrittää varautua. Ehkä tuolla 13,7 neliöllä voisi joskus laajentaa vilvoittelutilan lämpimäksi, ullakon huoneeksi tai autotalliin lisää tilaa? Tai miten olis talvilämmin grillikatos?
