Suunnitteletko omakotitalon rakentamista? Lue tästä rakentamisen keltanokan vinkit ja suositukset!

Kerään tänne matkan varrella mieleen tulevia vinkkejä rakentamiseen ja rakennuttamiseen liittyen. Nämä eivät ole mitään ehdottoman oikeita tapoja toimia, vaan perustuvat omiin kokemuksiimme ja eri mieltäkin saa olla. Ja vaikka osa vinkeistä on vähän kieli poskessa kirjoitettuja, on näissä totta ainakin toinen puoli.

Ennen projektia

  1. Hanki lehmän hermot, sillä niitä tulet tarvitsemaan. Ja paljon.
  2. Jos sinulla vielä ei sellaista ole, osta älypuhelin jolla pääset sähköpostiin mistä ja milloin tahansa, ja jolla aukeavat PDF-, yms. -liitteet. On erittäin kätevää kun tontilla tai neuvotteluissa saa tarvitsemansa postit ja suunnitelmat auki. iPhone ainakin on toiminut tässä tarkoituksessa hyvin.
  3. Hanki myös printteri-kopiokone-skanneri. Erityisesti tuo skannausominaisuus on ollut kovassa käytössä skannatessa laskuja sähköpostiin lähetettäväksi pankille lainan nostoa varten.
  4. Hommaa työpaikka jossa katsotaan läpi sormien sitä että välillä käytät työajasta jopa 90 % rakennusprojektin hoitamiseen ja juokset asioilla työajalla jatkuvasti.
  5. Hoida rahoitus kuntoon. Lisää kuvittelemiisi kustannuksiin vähintään 25 % ja tarkista rahoitus uudelleen. On ihan sama kuinka paljon rahaa rakentamiseen varaat, kaiken saat kuitenkin helposti kulutettua, joten ei huolta. Rakentamisen rahayksikkö on 10 000 €.
  6. Varaa suunnitteluvaiheeseen reilusti aikaa. Vuosi ei ole ollenkaan liikaa. Rakentamisen aikayksikkö on yksi viikko.
  7. Unohda taloesitteet ja äläkä luo kovin tarkkoja mielikuvia tulevasta talosta ennen kuin sinulla on tontti. Haaveilemasi talo ei nimittäin kuitenkaan sovi tontille jonka satut saamaan (ainakaan pääkaupunkiseudulla).
  8. Muista vertaistuki ja kuuntele jo rakentaneiden vihjeitä, mutta älä usko heitä sokeasti. Perusta vaikka blogi ja ole yhteydessä muihin bloggaajiin. Liitä blogisi osoite tarjouspyyntöihin, se saattaa auttaa saamaan parempaa palvelua. Ja liity esim. Facebookin Raksakimppa-ryhmään. Saat rahanarvoisia neuvoja ja ideoita, sekä esim. tietoja mahdollisista tekijöistä ja voit vaikka myydä ylimääräisiksi jääneitä tuotteita. Lisäksi se lohduttaa kummasti, kun huomaat muidenkin olevan samassa suossa.
  9. Varaudu siihen että projektin jossain vaiheessa tulee yllätyksiä. Näin iso projekti menee hyvin harvoin läpi ilman mitään takaiskuja. Yllätykset voivat olla taloudellisia, teknisiä, aikataulullisia ja kaikkia yhdessä tai erikseen. Tai sitten jotain ihan muuta. Luen esim. tämä blogikirjoitus ja erityisesti sen kommentit. Kun olet ainakin henkisesti varautunut ongelmiin, niin sitten kun ”shit hits the fan”, voit keskittyä ongelman ratkaisemiseen eikä tarvitse menettää yöunia sen takia.

 Suunnittelu

  1. Ota selvää asioista ja muista esisuunnittelu. Mieti etukäteen mitä haluat talolta ja tontilta. Tee toivelista ja tilaohjelma.
  2. Muista että talo tulee suunnitella tai vähintään asemoida tontin mukaan. Et kuitenkaan malttanut jättää niitä taloesitteitä rauhaan joten olet selannut sata kiloa taloesitteitä läpi vain todetaksesi ettei yksikään talomalli istu tontillesi mitenkään päin. On siis aika hommata arkkitehti viimeistään tässä vaiheessa. Se ei välttämättä ole niin kallista kuin luulet. Jopa puolella rakentamisen rahayksiköllä pääsee pitkälle.
  3. Kun olet miettinyt toivelistan ja tilaohjelman tarkkaan, arkkitehti saa talon kohdalleen vain muutamilla luonnoksilla, joten säästät tässä kohtaa himpun verran rahaa. Toisinaan nimittäin luonnoksia tehdään parikymmentäkin, eikä se ole ilmaista.
  4. Muista että joudut itse asumaan talossasi ja vielä maksamaankin koko lystin (sekä rakentamisen että asumisen) joten suunnittele sen mukaan. Rakentamisen lisäksi jokainen neliö pitää lämmittää ja siivota.
  5. Tarkkaile tulevia kustannuksia koko ajan. Viisaat sanovat että suurin osa kustannuksista lyödään lukkoon suunnitteluvaiheessa.
  6. Ole rohkea ja uskalla aloittaa suunnittelu alusta jos kustannukset uhkaavat karata käsistä. 
  7. Vaikka miten yrittäisit tehdä budjetista täydellistä, asiantuntijoiden avullakin, siitä jää joka tapauksessa pois monia pikkujuttuja joista sitten tulee yhteensä aika paljon. Samoin ammattilaistenkin antamat eri kokonaisuuksien hinta-arviot tuppaavat olemaan alimitoitettuja ja kun kaikkien niidenkin kustannukset kasvavat toteutusvaiheessa, myös siitä tulee iso kasa rahaa. Varaa siis budjettiin tarpeeksi löysää (vähintään se 10 %, mielummin enemmän). Oikeasti, sellaista jota et voi edes kuvitella saavasi kulutettua mihinkään, koska olet jo huomioinut ihan kaiken mahdollisen ja mahdottomankin, omasta ja asiantuntijoiden mielestä. Ei jos, vaan KUN olet käyttänyt nämäkin rahat, lähetä allekirjottaneelle kiitoskirje.
  8. Jos onni potkii ja satut saamaan projektiisi ammattilaisen, joka oikeasti tietää mitä rakentaminen maksaa, usko häntä. Älä ajattele ettei se nyt noin kallista voi olla. Voi se! Ja usein vielä kalliimpaakin, jos se tehdään kunnolla. Ja erityisen kallista on tehdä ensin halvalla ja sitten uudestaan hyvin.
  9. Älä kuvittele säästäväsi huimia summia tekemällä itse. Et kuitenkaan voi rakentaa sitä ilmanvaihtokonetta, ontelolaattaa tai ikkunaa, etkä porata maalämpökaivoa. Sitä paitsi itse tekeminen kestää paljon kauemmin, varsinkin oman työn ohella, ja sillä aikaakin täytyy asua jossain ja maksaa siitä.
  10. Hyödynnä suunnitteluvaihe myös etsimällä tekijöitä ja pyytämällä tarjouksia kaikesta mahdollisesta. Se helpottaa kustannussuunnittelua. Ja rakennusvaiheessa on muutakin tekemistä kuin kilpailuttaa toimittajia.  
  11. Yritä saattaa suunnitteluvaihe täysin loppuun ennenkuin rakennustyöt tontilla alkavat. Se säästää hermoja. 
  12. Jos aiot rakentaa talvella, kannattaa etukäteen valita vähäluminen talvi. On paljon helpompaa jos ei tarvitse joka välissä taistella valtavien lumimäärien ja pakkasen kanssa.
  13. Jos teetät talopakettia arkkitehdin suunnitelmien mukaan ole erittäin tarkkana talotehtaan tarjouksen ja sopimuksen kanssa. Vaikka olisit pyytänyt tarjouksen arkkitehdin suunnitelmien mukaan, tarjous / sopimus ei välttämättä kaikilta yksityiskohdiltaan ole sitä. Meillä esim. yhden räystään rakenne tuli suunnitellusta erilaiseksi koska sitä ei kukaan huomannut sopimusvaiheessa. 
  14. Muista että esim. 20 000 €:n autoa suunnitellaan useita vuosia kymmenien miljoonien budjetilla ja
    niissä on silti vikoja. Useamman sadantuhannen euron talo suunnitellaan
    yleensä parissa kuukaudessa muutamien tuhansien eurojen budjetilla. Luuletko vielä saavasi virheettömän tuotteen?
  15. Kysele. Jos et tiedä jotain, kysy. Jos luulet tietäväsi jotain, kysy. Jos tiedät jotain, kysy silti. Ei ole tyhmiä kysymyksiä, on vain tyhmiä jotka eivät viitsi ottaa asioista selvää.

Rakentamisen tarjouspyynnöt, tarjoukset ja sopimukset

  1. Ennen tarjouspyynnön lähettämistä kannattaa soittaa ja kysellä kiinnostusta ja aikataulua. Lähetä tarjouspyynnöt hyvissä ajoin. Soita perään. Sähköposteihin ei useinkaan reagoida ilman soittoa. Kun on kulunut yksi rakentamisen aikayksikkö (siis viikko) eikä mitään ole kuitenkaan kuulunut, soita uudelleen. Toista edellämainittua kunnes saat tarjouksen tai kyllästyt.
  2. Tingi.
  3. Jos rakennusalalla joku tarjoaja on nopea, aktiivinen ja oma-aloitteinen, hyväksy tarjous. Heti.
  4. Valitse vastaaviksi, suunnittelijoiksi, urakoitsijoiksi yms. mieluusti vain tuntemiasi tai muutaman luotettavan tahon suosittelemia henkilöitä tai yrityksiä. Varmista että varsinkaan vastaavalla työnjohtajalla ei ole kytköksiä talotoimittajaan tai urakoitsijaan; kts. Villa Painajainen -blogi.
  5. Vastaa myös hylkäämillesi tarjoajille.
  6. Aloita erityisesti maanrakennus- ja perustusurakan tarjouspyynnöt ja urakkaneuvottelut ajoissa. Tarkoittaa siis ainakin puoli vuotta ennen ajateltua aloitusta.
  7. Tilaa myös vesi,- sähkö,- ja teleliittymät ajoissa. Toimitusajat ovat pitkiä. Sama voi koskea esim. betonielementtejä, ontelolaattoja, ikkunoita ja ovia.
  8. Muista että loppujen lopuksi olet itse vastuussa ihan joka asiasta. Jos
    et selvitä asioita etukäteen ja sovi niistä tarkasti, on jälkikäteen turha
    kiukutella muille.

Rakennustyöt

  1. Varaudu siihen että jossain vaiheessa joku asia myöhästyy kuitenkin. Pahasti. Ja kun yksi asia myöhästyy, se todennäköisesti myöhästyttää muitakin kertautuen matkalla. Eli jos alkuvaiheessa joku asia myöhästyy kuukauden, lopussa se on helposti kasvanut neljäksi kuukaudeksi.
  2. Hanki halpa (tai miksei kalliskin jos budjetissa on varaa) pakettiauto raksatarpeiden kuljetusta varten. Likaisia, isoja tai painavia tavaroita on mukavampi kuljettaa pakulla. Esim. kaakelit ovat erittäin painavia ja henkilöautolla kuljetettaessa saa tehdä sata reissua. Meillä koko talon kaakelit painoivat lähes 3000 kiloa ja vielä 500 laasteja yms. siihen päälle. Varmistu että pakussa on takana sivuille aukeavat pariovet tai tarpeeksi leveä liukuovi sivulla, silloin sinne saa lastattua kuormalavoja trukilla. Pakun voi myydä raksaprojektin valmistuttua, jolloin siitä toivottavasti saa vielä lähes omansa pois.
  3. Muista vielä tämä yksi raksa-alan sanonta: ”Vain kaksi seuraavista kolmesta voi toteutua samaan aikaan: halvalla, hyvää ja nopeasti.”
  4. Kun sinulla on hyvät suunnittelijat, suunnitelmat, valvoja ja tekijät, luota heihin ja anna heidän tehdä töitä rauhassa, äläkä sekaannu joka asiaan. Muutenkin asiat lutviutuu usein paremmin kun pyydät ammattilaisia keskustelemaan keskenään.
  5. Käy kuitenkin paikan päällä usein. Älä usko, että kaikki tieto kulkisi suunnittelijalta tekijöille tai tekijältä toiselle. Älä pidä edes itsestään selviä asioita itsestäänselvyytenä, vaan varmista kaikki. Moneen kertaan. Tarkista asioita itse (esim. mittoja, kts. tämä kirjoitus) ja pidä langat tiukasti omissa käsissä.
  6. Talot rakennetaan pölystä, roinasta ja roskista, ja niitä jää aika paljon yli. Käy siis joka välissä raksalla myös siivoamassa.
  7. Pidä huolta että tavarat pysyvät oman tontin puolella. Näin pääset loppujen lopuksi helpommalla. 
  8. Suojaa kunnolla ulos jäävät tavarat jotka ei saa kastua. Tuuli vie pressut yllättävän helposti, jos ne eivät ole sidottu kiinni. Pelkkä paino pressun päällä ei välttämättä riitä.
  9. Kun talven alla (tai talvella) tontille tulee rakennustarvikkeita, ota valokuva tavaroiden sijaintipaikasta. Silloin ne on helpompi löytää lumihangen alta tarvittaessa.
  10. Joka asiasta ei ole välttämätöntä stressata, kyllä se talo valmistuu vähemmälläkin.

    Ja viimeisenä vinkkinä ehkä se tärkein: asenne ratkaisee eli yritä nauttia projektista!
